Abstract

Personalization is an individual or group‟s ownership of a place or object, initially as physical and non-physical. The quality of housing which is influenenced by the social environment, economy, culture, defines the life of the inhabitant. Welfare, security, assuredness of infrastructure, housing quality, environment quality and the human resources are the elementsthat should be sustainable living. Housing as a physical function, is a shelter that is designed with physical building quality.While housing as a social function is reviewed based on the inhabitant’s behavior (both individually and socially) withits enviroment. The process of personalization aims to meet the needs and achievements thatsuits the user group’s character to generate sustainable living. Personalization in personal/private territory includes individual or a group’s participation, whereas in communal territory the participants are constantly changing. The phenomenon of ownership and involvement in different settings, is an interesting subject to obtain a deeper understanding of, on the different concepts of personalization. This research aims to formulate personalization based on ownership and involvement of vertical apartment residence in private and public setting. Several researches state that vertical apartment residences tend to pay less attention to social/public factors, despite the presence of a public space with shared ownership. This research is conducted with a qualitative method which is initiated with literature review on the realm of study of Environment Behavior Studies along with questionnaire and observation to represent results of field data. Within this research, the results of discussion regarding personalization of space behavior is a study concept of the sustainability living of community in apartment residence that suits the user group‟s character, which is in private and public setting. So expect this study may be considered for housing planning policy in urban apartments which not only the physical factors of structural but also character of its occupants.

Abstract

Didalam proses perancangan arsitektur merancang terdapat berbagai macam pendekatan perancangan. Adapun pendekatan yang dipilih adalah menggunakan pendekatan Human Behavior (perilaku manusia), untuk Gedung Pusat Kerajinan Anak Jalanan. Pemilihan tersebut dikhususkan untuk anak jalanan yang memiliki karakter berbeda dengan anak pada umumnya. Gedung Pusat Kerajinan yang dimaksud adalah tempat untuk mewadahi kreatifitas anak jalanan yang berlangsung kegiatan bisnis kerajinan tangan mulai dari produksi sampai ke pemasarannya secara online yang bertujuan untuk mempertahankan pola kehidupan sehari – hari yang melibatkan interaksi dengan anak nonjalanan. Adapun metode perancangan yang digunakan yaitu metode Behavior Mapping dalam menyelaraskan konsep desain yang sesuai dengan karakter anak jalanan. Isu yang dipilih akan diwujudkan melalui bentuk dan penataan ruang dalam. Hasil rancangan berupa bangunan yang mengambil karakter dari anak jalanan aktif dan kreatif, mandiri dan bebas, serta adaptif dengan lingkungan.

Abstract

Abstract: The growth of the supply and demand index of rental offices in Surabaya is the highest in Indonesia. However, the occupancy rate has decreased except in class A rental offices. Decrease in occupancy rate is influenced by dissatisfaction of tenants to the high rental price factor and causes the tenant not to extend the rent. The quality services of class A rental offices multifunction in Surabaya can be considered successful because the tenants have persisted in extending the leases. Therefore, it is necessary to know about the level of satisfaction of tenants to the factors that influence the choosing of class A rental offices multifunction in Surabaya. This research is included in the positivism paradigm with quantitative methods. The analysis technique uses quantitative descriptive statistics by calculating the mean and standard deviations mapped to the Cartesian diagram. This research results two findings. First, the three most satisfied factors i.e. "name of the famous building and its reputation is good", "responsive building management" and "the presence of good security, hygiene and fire protection facilities". Second, three factors that are most dissatisfied i.e. "access to recreational and sports facilities", "noise level" and "building age".Keyword: Rental Offices, Tenants Satisfaction, Real EstateAbstrak: Pertumbuhan indeks supply dan demand kantor sewa di Surabaya termasuk paling tinggi di Indonesia. Namun, tingkat okupansinya mengalami penurunan kecuali pada kantor kelas A. Penurunan tingkat okupansi dipengaruhi oleh ketidakpuasan penyewa terhadap faktor harga sewa yang tinggi dan menyebabkan penyewa tidak memperpanjang sewa. Kualitas layanan kantor sewa kelas A fungsi majemuk di Surabaya dinilai berhasil karena penyewa tetap bertahan untuk memperpanjang sewa. Maka, perlu diketahui tingkat kepuasan penyewa terhadap faktor-faktor pemilihan kantor sewa kelas A fungsi majemuk di Surabaya. Penelitian ini termasuk dalam paradigma positivisme dengan metode kuantitatif. Teknik analisis menggunakan statistik deskriptif kuantitatif dengan menghitung nilai mean dan standar deviasi yang dipetakan ke diagram kartesius. Penelitian ini menghasilkan dua temuan. Pertama, tiga faktor paling puas yaitu ?nama gedung terkenal dan reputasinya baik?, ?pengelola gedung yang responsif? serta ?keberadaan fasilitas keamanan, kebersihan dan perlindungan kebakaran yang baik?. Kedua, tiga faktor paling tidak puas yaitu ?kedekatan dengan fasilitas rekreasi dan olahraga?, ?tingkat kebisingan? dan ?usia gedung?.Kata Kunci: Kantor Sewa, Kepuasan Penyewa, Real Estate
